Jalan Tembusu Condo is located at the junction of Jalan Tembusu road and Tanjong Katong road. This land parcel is currently on the confirmed tender list in 2022 and it is estimated to yield about 640 units.

The new Condo is located along Tanjong Katong Road, within the Marine Parade Planning Area. It is situated near the upcoming Tanjong Katong MRT station along the Thomson East Coast Line, future residents would be able to tap on the convenience of mass rapid transit and enjoy easy access to the city centre.

This Condo is also well served by bus services that provide good connectivity to key commercial and recreational nodes such as Paya Lebar Central and Singapore Sports Hub. Amenities such as eateries along Tanjong Katong Road and educational institutions such as Chung Cheng High School, Tanjong Katong Girls School, Tanjong Katong Secondary School, and Tanjong Katong Primary School are also within easy reach by foot.

Tanjong Katong Station of the Thomson East Coast Line Stage 4 is expected to be completed around 2024. By then, it provides future residents with good connectivity to Changi Airport, the Central Business District and the East Coast Region. Furthermore, this station will be ready before the condo is ready for its key collection.

This new condo is subject to a building height control of 70m to 75m SHD (Singapore Height Datum).

Awarded to CDL

On 18 January 2022, Singapore-listed property group City Developments Ltd (CDL) emerged at the top of eight bids for the Jalan Tembusu site, located off Tanjong Katong Road in prime District 15. CDL submitted a bid of $768 million or $1,302 psf per plot ratio (ppr).

Personal feel:

Given that this is the first land parcel sales after the new cooling measures, developers will be more cautious to bid for this land. However, this does not mean that it will deter developers from bidding for this Jalan Tembusu land parcel.

Firstly, the depleting inventories. developers need to acquire new parcels so that to keep their business going. Secondly, with rising enbloc costs, developers will then need to source for other alternatives like bidding for Government land sales. Thirdly, the charm of the Katong area will attract developers to come and get it, due to its convenience and endless amenities What’s more, this condo is within walkable distance to the upcoming Tanjong Katong MRT.
