Thomson Reserve is the launch Upper Thomson has waited a decade for — 1,268 homes on the old Thomson View site, by UOL, CapitaLand and Singapore Land. Here’s my honest, on-the-ground read before you join the queue.
I’ve walked the old Thomson View site more times than I can count, and I’ll be straight with you — when the UOL, CapitaLand and Singapore Land consortium paid $810 million to en-bloc it, I expected punchy pricing. What’s interesting is that their land cost works out to roughly $1,178 psf per plot ratio, which is actually restrained for a District 20 plot this well-connected. That single number is why I think Thomson Reserve deserves a proper look rather than a reflexive ‘too expensive’.
Location is where this project earns its keep. You’re a four-minute walk from Upper Thomson MRT on the Thomson-East Coast Line — not ‘near’, genuinely at the doorstep — with Thomson Plaza directly opposite for groceries and the everyday stuff. For families, the headline is Ai Tong School within 1km; if you’ve tried to buy into that catchment on the resale market, you’ll know how rare and how priced-in it is. Then there’s the green — MacRitchie Reservoir, Windsor Nature Park and the Peirce reservoirs are effectively your backyard. MRT, a top primary and real nature in one address is genuinely hard to find.
Now the part I’d want a friend to hear. This is a mega development — 1,268 units — and that changes two things. First, exit liquidity: when you sell, you compete with your own neighbours, so the stack and facing you pick matter more than usual. The units looking onto MacRitchie are a minority, and they’ll hold value better than the internal-facing ones. Second, facilities will be busy; a 1,268-unit pool on a Sunday is a different life from a boutique project. If you value quiet exclusivity, go in with eyes open.
For own-stay families who want the Ai Tong, MRT and nature combination and plan to hold, I think that’s defensible — you’re paying for something you can’t replicate on the resale market. For pure investors I’d be more measured: the quantum on larger units is real money, and the supply makes capital upside a patient game, not a quick flip.
My honest bottom line: for the right buyer, Thomson Reserve is one of the most complete family addresses launching this year — but ‘the right buyer’ is specific. Register for the preview, let me pull the actual price list and the balance-unit chart on day one, and I’ll show you the stacks that genuinely make sense for your budget. That’s the part a brochure can’t do.
