In Upper Thomson, a government land plot recently went up for tender. Interestingly, only one bidder submitted a bid. This bid was jointly put forward by well-known developers GuocoLand and Hong Leong Holdings. The tendered price was about S$780 million, or S$904.60 per square foot per plot ratio (psf ppr)

Encompassing 32,023.7 square meters, the Upper Thomson Road (Parcel B) plot features a maximum gross floor area of 80,060 square meters, to accommodate 940 private residences.

Neighbourhood Transaction

Adjacent to this location lies The Essence condominium. Acquired in February 2018 for S$43.95 million on a 99-year leasehold, this translates to S$681 psf ppr. Recent data from URA Realis reveals that a unit of 818 square feet sold in January for S$1.3 million, or S$1,638 psf.

The Upper Thomson GLS (Parcel B) project conveniently sits near the rapidly developing Lentor Hills neighbourhood. Additionally, the URA has already sold six land plots in this area, indicating its burgeoning growth. Hillock Green Condo is a brand-new condominium which is set to launch in the second half of 2023. This residential site was awarded to Soilbuild Group Holdings and Yanlord Group on 14 September 2023.
