This Ang Mo Kio Ave 1 GLS site saw 15 bidders and UOL emerged as the top bidder with $1,118 psf per-plot-ratio. By looking at the bids for this land, it explains the attractiveness of the land parcel that is very close to the MRT station. The level of bidding among developers showed their confidence and any restriction induced by the pandemic is temporary.
Pent-up Demand
There is potentially pent-up demand in Ang Mo Kio area as the last project was seven years ago. Furthermore being situated in a mature HDB estate is likely to provide a sizeable pool of HDB upgraders. It is minute’s walk to Mayflower MRT station which is slated for completion in 3Q 2021.
